Disclosures
Last updated: November 4, 2026
Plain-language disclosures about who runs this site, how AI is used, what we do and don't promise, and what we are not. They summarize our Terms of Service and Privacy Policy; if anything differs, those documents control.
Who runs 12squared
12squared (12² AI, 12squared.ai) is run by William Addis, an individual and sole proprietor. It is not a corporation, limited liability company or any other legal entity. We work with businesses across the United States. Contact: [email protected]. Mailing address: William Addis (12squared), 101 S East Street, Suite C, Annawan, Illinois 61234.
AI disclosure
- What we build: software and automations that use AI models from third-party providers. AI can be wrong, so builds keep a person in the loop where errors matter.
- Bots say they are bots: any assistant we build that talks to people directly is set up to say it is automated. Our clients agree not to present it as a human, and remain responsible for disclosures the law requires, such as California Business and Professions Code section 17941 and Utah's Artificial Intelligence Policy Act.
- This website: there is no live AI chatbot on 12squared.ai. The demos are scripted conversations with sample data and made-up businesses; nothing typed into a demo leaves your browser.
- Our content: some of the text, images and code on this site were created with the help of AI tools.
- Replies: replies to inquiries may be drafted or sent with the help of automated tools. You'll hear back within one business day.
No guarantees
We do not guarantee results, including time saved, revenue, bookings, savings or compliance outcomes, and we do not offer money-back guarantees. Figures quoted on the site come from the third-party studies and pages cited next to them; they describe those studies, not what your business will see. Before delivery, each build is run against test cases agreed in your quote.
Prices and payment
- Prices on the site are proposed starting estimates. The final price, scope and timeline are in a written quote; timelines are set per project.
- Retainer up front. Work starts once the retainer is paid; the balance is due on delivery when the agreed test cases pass.
- The Bottleneck Map fee is credited toward a Core build or larger signed within 30 days of Map delivery, up to the build's price.
- The 20-minute call is free.
- Fees are not refundable except where the law requires it or your signed agreement says otherwise.
Separate apps
Codes&More (buildingcodes.app), Fieldcam (fieldcam.app) and HailScan (hailscan.app) are separate apps. Each is Powered by 12squared AI Suite, has its own terms and privacy policy, and is sold on its own. They are not bundled with each other or with custom work.
No legal, medical, insurance or other professional advice
12squared builds software. It is not a law firm and does not give legal advice or practice law. It is not a health care provider and does not give medical advice. It is not an insurer, insurance agency or adjuster, does not handle claims and does not perform any licensed insurance activity. It is not a financial, tax or investment adviser, an engineer or a real estate licensee. Nothing on this site or in a build is professional advice. Your licensed people make the professional decisions.
Industry notes
- Health care: builds handle administrative work only; clinicians make every clinical decision. We'll discuss your HIPAA requirements, including whether a business associate agreement is needed, before any patient data is involved. We do not claim that any build, on its own, makes a practice compliant with HIPAA.
- Legal: intake and drafting tools for law firms are set up not to give legal advice, and attorneys review anything that needs legal judgment. Your professional-conduct rules apply.
- Insurance: tools organize files and paperwork. Coverage, claim and value decisions, and anything that needs a license, stay with your licensed staff. Your state's insurance rules apply.
- Finance, accounting and tax: tools draft and organize; your licensed or qualified staff approve every number, filing and recommendation. Securities, lending and privacy rules (such as the SEC marketing rule and GLBA) apply to you.
- Real estate and property management: listing copy and ads must follow the Fair Housing Act and state license law, and your agents review every listing and ad.
- Police, public safety and government: office-side administrative work only. No criminal justice information goes into a tool unless your agency approves a CJIS-compliant setup. Your procurement and public-records rules apply.
- Texting and calling: if a build sends texts or makes calls for you, you are responsible for getting any consent the TCPA and state law require.
Reviews and endorsements
This site shows no client testimonials, reviews or endorsements. Example businesses in demos are made up and labeled as samples. If we publish an endorsement in the future, we will disclose any material connection, as the FTC's Endorsement Guides require.
12² Labs and kids
- 12² Kids games are free, with no ads, no sign-up and no chat. Nothing a child does in a game leaves the device.
- Coloring Booth is in development and coming soon to the App Store. It is not available yet.
- Photo Mosaic has its own terms and privacy policy.
